Common Questions
Everything you need to know
-
Yes. A Pool Safety Certificate (QLD) or a Certificate of Compliance (NSW) is required when selling or leasing any property with a pool. It must be issued by a licensed pool safety inspector.
-
QLD:
2 years for non-shared (residential) pools.
1 year for shared pools such as those in apartment complexes or body corporate properties.
NSW3 years for all pools.
-
In QLD, we’ll issue a Notice of Nonconformity outlining exactly what needs fixing, with a timeframe to complete the repairs. Once you've made the changes, we'll come back for a re-inspection and issue your Pool Safety Certificate (Form 23) if it now complies.
In NSW, we'll issue a Certificate of Non-Compliance listing the specific defects. If you're not selling, you'll need to fix these and book a re-inspection to get your Certificate of Compliance. If you are selling, this certificate can be attached to the contract instead, with the buyer given 90 days post-settlement to rectify.
-
Simply book online through our booking portal and pay upfront. You'll be able to select the next available time slot straight away. If you need something urgent, give us a call and we'll do our best to arrange an emergency booking as soon as we can.
-
We use a fixed pricing structure with transparent fees and no hidden costs. Every price includes both the inspection and the certificate. Head to our Services tab to see our current pricing.
-
In QLD, yes. If you're leasing a property with a pool, you must have a valid Pool Safety Certificate before the tenancy begins and you're required to give your tenant a copy. The certificate needs to stay current throughout the lease.
In NSW, yes. A valid Certificate of Compliance (or relevant Occupation Certificate) must be attached to the Residential Tenancy Agreement before a lease with a pool can be entered into and the pool must be registered on the NSW Swimming Pool Register. As the landlord, you're responsible for keeping this compliant for the life of the tenancy.
-
The barrier itself is usually fine. It's the small, easy-to-miss details that trip people up:
Gates that don't self-close or self-latch properly
Gaps under or between fence panels that exceed the allowed limit
Climbable objects near the fence line (pot plants, furniture, pool equipment) that could give a child a foothold
Latches sitting at the wrong height
Fence height falling just short of the minimum
The good news is most of these are quick, low-cost fixes. We flag every issue clearly with photos, so you know exactly what to sort before we come back.
We will also send you a pre-inspection checklist after booking to help you identify common issues before your inspection and ensure everything runs smoothly.
